Lyndhurst - The New Jersey Meadowlands Commission initially offered $420,000 to our client for a piece of vacant land. Robert Blau tried the case without an appraisal witness and the condemnation commissioners came in with a judgment of $5,000,000.
   
Newark – Blau & Blau negotiated two settlements of commercial properties acquired by the Newark Housing Authority under threat of condemnation for the construction of the Prudential Arena, the New Jersey Devil’s new home. The first case involved an indoor shopping mall, and an offer of $3,000,000. We negotiated a settlement in the amount of $3,450,000 and did it without the necessity of retaining a real estate appraiser. The second case involved two small buildings. Thanks to our efforts, the property owner received 40% more than the initial offer.
   
Woodbridge – Transcontinental Gas Pipeline, Inc. offered $57,500 to widen an existing easement to allow the construction of a second pipeline on property used for a large garden apartment complex pursuant to the “quick take” provisions of New Jersey’s Eminent Domain Act. We asserted that the New Jersey Constitution required that private corporations endowed with the power of eminent domain pay “just compensation” before they could take private property. While our motion to dismiss the condemnation action was pending in state court we settled the matter for 300% more than the initial offer.
   
Eatontown - Offered $57,000 for a small strip of land taken from an approximately 12-acre residential property. The condemnation commission found that the fair market value of the property taken was 68% higher after the case was tried by Robert Blau.
